We are a boutique real estate development company focused on maximizing returns and creating a positive impact in our communities.

As both developer and builder, we carefully select our projects in order to better control quality and costs and to provide the best possible end product.

Our projects range from single-family cluster homes to townhomes but are not limited to residential projects.

We focus on underutilized, in-town infill sites that require development to reach their maximum potential.

Our name comes from the construction term “footprint” — the part of a structure that occupies the physical space on the ground. Every structure has a footprint; we think ours should make a positive impact, from the ground up.

Footprint Properties is local.

Footprint founder Erik Pawloski is a graduate of the University of Georgia’s Terry College of Business. He and his wife have lived in Decatur for 15 years, and their children attend the local public schools. Erik is an active volunteer in the community and the schools.

Erik has two decades of experience in land development, commercial real estate, and construction management. His most recent development project was the successful Bungalows at Oakhurst Village, a single-family home development in Decatur.

Prior to founding Footprint Properties, he worked as an asset manager at Lehman Brothers Private Equity Opportunity Funds, overseeing and monitoring a portfolio of commercial real estate properties throughout North and South America.

He has also managed multiple large-scale projects from initial design phase, through permitting, contractor submittals, and field supervision. He has a Bachelor of Science in Engineering from the University of Michigan and a Master of Business Administration with a concentration in Real Estate from the University of Georgia’s Terry College of Business.
